Walking about in Singapore's heritage district nestled within the central business district... There's an undeniable charm in these type of freehold commercial real estate we call shophouses in Singapore. Did you know in 2023, a total of 132 shophouses exchanged hands for a combined total value of $1.2 billion? That's an average of $9.1M per unit, which was a marked 10% increase from $8.37M average in 2022. Rental yields are only around 2.5%, however I believe there's something more valuable in the ownership of such heritage shophouses...what do you think is the reason for this logic-defying trend?

What does a surfer and entrepreneur have in common? Questions were fired and answers were candid during the a private discussion + a fireside chat at the The American Chamber of Commerce in Singapore (AmCham Singapore) with Mr Ho Kwon ping from banyan group a few weeks back. From why a multi millionaire decides to shop at Uniqlo and Muji to picking himself up after business failures. I went from nervously shaking his hand (I blame the aircon 😂) to an engaging and lively conversation with him in the room (and even letting him taste our brownie brittles!) I loved his raw honest personality. Here’s what I learnt: Surfing 🏄 and entrepreneurship have a lot in common- need skill, timing, luck(to catch the right wave) to bring you back to shore (or closing that deal)💰 🔍Find your why – what drives you to wake up each morning, fueled and focused. Don't sleepwalk through life. Live with intention. 🤔When faced with a tough business decision, I always ask myself: What are the pros and cons? And, honestly, is my ego getting in the way? ⚖️Take calculated risks: He Invest up to 25% in new ideas, never 100%. Only bet what you can afford to lose. I highly recommend his book that I’m currently devouring - Behind the Banyan So any surfers (or entrepreneurs) here identify with what he said? P.s. He nodded in approval after tasting and later mentioned (to the entire crowd) how he actually enjoyed them and said ‘her cookies are nice!’ - I was over the moon!

Meet with Ministry of Industry, Apple Discusses Investment Plan Apple will send high level officials directly from America to negotiate with the Ministry of Industry on 7-8 January. JAKARTA. The Ministry of Industry (Kemenperin) will meet with Apple this week to discuss the US tech giant's investment plans in Indonesia. Industry Minister Agus Gumiwang Kartasasmita revealed that Apple will send high-level officials directly from America to negotiate with the Ministry of Industry on 7-8 January. During the meeting, the Ministry of Industry will also mention Apple's investment debt commitment of US$ 10 million for the period 2020-2023.  Agus admitted that until now his party has not received an official proposal from Apple. Meanwhile, Apple through other parties has conveyed a discourse to invest in Indonesia. ‘Because it is limited to discourse and is not conveyed to us directly, we cannot consider it a proposal, let alone an official proposal,’ said Agus, Sunday (5/1). However, the Ministry of Industry has learnt more about the investment discourse. Agus ensured that there are many notes that the Ministry of Industry will convey in the meeting with Apple. As previously reported, Apple plans to invest US$1 billion or equivalent to Rp 16 trillion for the construction of production facilities in Indonesia. Looks like I'm getting lots of new neighbours....."65 units sold in two days at W Residences condo in Sentosa Cove after 40% price slash". We certainly saw a lot of people viewing properties, (as this is where I rent, I could not afford to buy here!), last weekend and despite me trying to put them off by looking at them and playing Arch Enemy loudly I clearly failed! 🤣 Very interesting that 96% were bought by Singaporeans and PRs, presumably to launder money, sorry that was last time, presumably to enjoy as second homes or rent out to others as it's not really an investment here given 63% of properties in Sentosa have declined in value and although it's family friendly it has no schools beyond kindergarten ones here. So next time Singaporeans and PRs are complaining about the cost of living you may wish to ask how 65 of them managed to buy a second home in Sentosa for several million dollars! What I can see happening immediately is the rental market plummeting. It used to be very hard to rent here now we have 65 new owners, most of whom won't be using this as their main residence and I am sure will want to rent out to get some of their money back. But if you put 65 condos from the same place on the market at the same time then you will devalue the whole of the Sentosa Cove rental market. Great news for tenants like me here but bad news if you're a landlord at one of our neighbouring condos. What do you think?
